1. President Melissa Aikens called meeting to order at 6:30pm
A quorum was verified. Attending:
Susan moved to accept the January 22, 2018 meeting minutes. 2nd by Al. Minutes were approved unanimously.
New Business
Melissa stated that due to time constraints, Andrew Ranew, from Ranew Insurance Agency, would be allowed to present first on the agenda. Our current policy was examined to determine that coverage is adequate and priced competitively. It was determined that our coverage is where it should be and there is no way to save money on any of our policies. Andrew recommended that we have the building appraised every 3 years. Our last appraisal was 10/22/2013. Al moved to have updated appraisal done. Nancy 2nd the motion. Motion approved. Melissa will contact Bonnie Worthy at Worthy and Co. to schedule appraisal before Andrew comes back out in March for his annual review. To protect our liability, it was suggested that we set up a Volunteer Committee list of all homeowners who volunteer on behalf of the association. Discussion tabled until the next meeting.
Unfinished Business
State of Finances.
Al was asked to give an overview of our 2018 budget. As Kathy Watts has consistently advised, our current monthly dues are not enough to fully fund the budget. To do so would man an increase of $130. Per unit per month. He reported that the largest category expense in the budget are utilities; cable being the largest line item within that category. Al met with Spectrum and has presented a new proposed contract that offers standard cable and high speed internet at the bulk rate of $55. plus tax per per month per unit, saving about $5. per month per unit and adding additional service of internet. The deadline to accept this contract is the end of February. Al made the motion to accept the contact with the caveat that he attempt to negotiate the 5% cap on increases down to 3%. Melissa 2nd the motion. Motion approved.
Painting.
Tony Armes remains the point of contact for this issue. Date to start the project is March 13, 2018. They will be placing a box trailer at the far N. end of the parking lot. They will be working North to South. Landscape is to be cleaned up and trimmed away from building. Melissa will contact Bartos to schedule, assuring that they complete the prep by Feb 20th .
Parking during the blacktop process.
Nancy reports that the city says a 2 week notice is all that is needed for permission to park on the lot across from Desoto.
Al reminded us that the post office will not deliver during the couple of days of blacktop resurfacing.
Susan will post a time line of work to all residents. Notice will be posted on each unit front door.
Signage.
Al determined that the Satellite Beach Police department use two rotating companies for towing. If we decide to use them, they will provide the signage free of charge. They do not charge if towing is requested and the unauthorized car is removed before they arrive. Vince will determine the exact working of signs. Discussion followed about posting signage for No Trespassing.
New Business:
Landscaping.
Complaint regarding mulch. Too expensive and draws ants. Discussion followed regarding individual landscaping responsibilities. Suggestion to have Bartos take that responsibility. Cost would increase. Item tabled to next meeting.
Report that Diana Newhouse, unit 17, will be submitting itemized bill to association for new insulation that had to be replaced due to roof leakage. She has not yet received the bill.
