Minutes of the Board Meeting of the
Camelot Residences Association Inc.
On March 11, 2019, at the On-Site Office

Call to Order:
The meeting was called to order by President Jerry Britton at 6:00 p.m.

Establishment of Quorum:
Board members present were Jason Andersen, Gerald Britton, Nicole Combs, Don Drake, Al Ortiz and Richard Stewart. Michael Sciaino was not able to attend. Kathy Watts represented Dragon Property Management.

Approval of Minutes from February 11, 2019 Organizational Meeting:
Jason Andersen made a motion to approve the February 11, 2019 Organizational Meeting minutes. Nicole Combs seconded the motion and the motion passed by unanimous voice vote.

Treasurers Report: Kathy reported that all bills are paid and the Reserves are being funded on time. Don Drake made a motion to accept the Treasurers Report. Al Ortiz seconded the motion and the motion passed by unanimous voice vote.

Old Business:
Speed Bumps: Richard Stewart read a response to another owner on the history of the speed bumps and why they’re needed.
“There is a history and a chain of events that has brought us to where we are with the current speed bumps being installed. We had speed bumps throughout the entire complex before that were less abrupt. Some people slowed down for them and many did not. The residents of Camelot took it upon themselves to set their back tires on them and spin out and bounce up and down until the bolts came loose and then the speed bumps would soon disappear. On some they just removed the bolts and on the ones they had problems with they wrapped a chain around them and pulled them out. Once the speed bumps were gone or at least at a bare minimum, the speed throughout the complex has become totally unacceptable. During this time while the speed bumps were missing there were two accidents both due to speeding, one of which was a little girl on her bike being hit by a car this past spring. Yes we asked people to slow it down which in some cases just resulted in them giving you the finger after they drove past. 
  The speed bumps being installed are what they have to be to serve the purpose and overcome the failed attempts of the past. The residents will not be removing these, they will not be able to drive over them like they are not there, and they will have to start actually stopping at the stop sign. If people approach the speed bumps with caution, and go over them in a reasonable manor they should have no problems. If the residents would have adhered to the posted speed limit there would be no need for any speed bumps at all.”

Owners were given 3 minutes to express their views and the consensus appears to be that they:
1- Too high and need to be lower and rounder
2- Need to be more uniform
3- Too many and too close together
4- Make them into humps so the sides aren’t so drastic.
Richard suggested Coomer Concrete be contacted to get a price to lower and/or make the current bumps into humps.

New Business:
Richard Stewart reported that Code Enforcement will be working with LaCita to clean out the swale at the rear of the property.

Current Projects:

- Pool resurfacing: the pool is scheduled to be resurfaced sometime in April.
- Concrete stairs: Coomer Concrete has made repairs to the last sets of stairs.
- Railings: Lightholder has completed the railings for H building and there just needs to be a walk through for the punch list before the final check is cut.

Announcements:

Next Board Meeting: The next scheduled Board meeting will be on Monday, April 8, 2019 at 6:00 p.m. in the on-site office.

Adjournment:
With no further business to discuss, Jerry Britton made a motion to adjourn the meeting at 7:10p.m. Al Ortiz seconded the motion and it passed by unanimous voice vote.
